We have 28 sites with full hookups (water, sewer, electricity). 11 sites are 50 amp and 17 sites are 30 amp. Certain sites are without water in winter months (1-18 & 21).

Most of our sites are nestled in a Ponderosa pine grove that provides ample shade in the summer.

All of our RV sites are gravel and level and provide enough room to park one vehicle in addition to the RV.

We love families and families include pets. All are welcome!

We have many acres for you and your pet to roam. We are working on a dog park but it is not quite ready yet.

Basecamp is located less than 2 miles from historic downtown Pagosa, the world famous Hot Springs, and the relaxing San Juan River. Heading the other direction, we are about 2 miles from Walmart and City Market. Additionally, we are only minutes from the San Juan National Forest.

While we don’t have a fenced Dog Park (yet), we have many acres for you and your pet to roam, exercise, and play. However, please be aware that wildlife—especially deer—is commonly seen on the property.

Picnic tables are conveniently located in common spaces throughout the park.

As of March 2026, our brand new laundry facility is open! We have 4 new Speed Queen washer / dryer combinations. Each takes credit card payment. We also have vending machines full of laundry supplies.

As of March 2026, our new restroom facility is open! It contains 4 private, individually locked bathrooms. Each has its own sink, shower, and toilet.
