RV Park Rules & Policies
Effective October 19, 2025
We have the following Rules, Policies, Terms and Conditions in place to provide a safe and enjoyable stay for all of our guests. Non-compliance will result in the termination of your stay without a refund. Please read through them and contact us if you have any questions or concerns!
1. Payment Policy
For reservations made 7 or fewer days before arrival date, guest will be charged the full amount of the reservation at the time of booking.
For reservations made 7 or more days before arrival date, guest will be charged $5 at the time of booking and the remaining balance will be automatically charged 6 days before arrival date to guest’s method of payment on file with Basecamp.
For monthly reservations and any other reservations subject to recurring invoices, payment is due 3 days before each new billing period starts. Extra charges (like electricity) are due 3 days after you get the invoice. Basecamp will try to read meters and send electricity bills near the end of each month. If you don't pay on time, Basecamp may immediately change your reservation to a two-week stay at the nightly rate, with no automatic reneal after that.
All fees and expenses incurred during a stay will be charged at the time incurred to the method of payment on file with Basecamp. By making a reservation with Basecamp, guest authorizes Basecamp to charge their method of payment for all charges and amounts owed to Basecamp.
Guest is subject to, and agrees to, the Basecamp Rate and Fee Schedule published on Basecamp’s website. Basecamp reserves the right to adjust its rates and fees at any time in its sole discretion. Adjustments will not affect confirmed Nightly or Weekly reservations. Please see our Rate & Fee Schedule for the current rates and fees.
2. Cancellation Policy
For reservations cancelled 7 or more days before arrival date, guest will incur a $5 cancellation fee. Amounts paid in excess of the $5 cancellation fee for the reservation will be refunded to the guest’s method of payment.
For reservations cancelled 6 or fewer days before arrival date, guest will incur a $30 cancellation fee and forfeit any remaining balance of the reservation. Early departures will be deemed a cancellation within 6 or fewer days. No amounts will be refunded for reservations cancelled 6 or fewer days before arrival date or for early departures.
For monthly reservations and any other reservations subject to recurring invoices, guest must provide notice of cancellation 1 month before departure. Failure to do so will result in guest incurring a cancellation fee equal to the monthly or recurring charge for the reservation.
In the event an emergency causes a cancellation or early departure, please email Basecamp (hello@basecamppagosa.com) with an explanation of the circumstances. Basecamp may, in its sole discretion, provide the guest with Camp Credit equal to the unused balance of the reservation less the $30 cancellation fee. Camp Credit expires 1 year from the date of cancelled reservation.
Noncompliance with Basecamp Rules, Policies, Terms and Conditions will result in cancellation of the reservation (and termination of stay) and subject guest to the $30 cancellation fee and forfeiture of any remaining balance.
3. Check-In / Check Out
Check-in: 12:30 PM | Check-out: 11:00 AM.
Late check-outs must be approved in advance and may incur additional fees.
4. Site Occupancy
One RV and 2 vehicles allowed per site.
No tent camping, unless approved by Basecamp in writing.
Maximum occupancy: 6 persons and 2 pets per site, unless otherwise approved by Basecamp in writing.
No generator use is allowed.
No permanent structures such as decks, skirting, or sheds allowed, unless otherwise approved by Basecamp in writing.
No storage of personal items outside of RV.
No outdoor laundry hanging (clotheslines) at sites.
Hammocks are allowed only when in use.
Only registered guests may stay overnight.
5. Quiet Hours
Quiet hours are 10:00 PM to 7:00 AM.
Respect your neighbors by keeping noise levels down at all times.
No illegal activity, excessive noise, or public disturbances.
6. Behavior & Conduct
All guests must comply with local, state, and federal laws while on the premises.
No walking through other occupied sites. Please use the roads and pathways.
No discharging of firearms or fireworks.
No disorderly, abusive, or illegal behavior.
No illegal drug use or underage alcohol consumption.
Alcohol consumption limited to your designated site ONLY.
Smoking is prohibited if it impacts other guests in any way. Basecamp requests any smoking occur more than 100 feet and downwind from guests. Smokers must dispose of cigarette butts properly. Do not throw them on the ground.
No abuse to the wildlife or feeding the wildlife.
Be courteous to fellow guests and staff.
7. Campfires
Campfires are not allowed at Basecamp.
8. Children / Pets
Children must be supervised by an adult at all times
Pets are welcome! Must be supervised and kept on leash at all times when outside of your RV. They cannot be left outside the RV unattended (someone must physically be outside with the pet at all times).
Owners must clean up after pets immediately.
Aggressive pets are not allowed. By accepting these Rules, Policies, Terms and Conditions, guest confirms their pets have not harmed or shown any aggressive or threatening behavior toward any person or animal.
Disruptive, uncontrolled barking will not be tolerated and will likely result in immediate termination of your stay.
9. Trash & Cleanliness
Dispose of trash in designated dumpsters. Household trash only. Bulky items must be taken to county landfill.
Keep your site tidy—no outdoor storage or clutter.
Do not dump gray or black water on the ground. Use sewer connections only.
All property must be contained within your designated site.
10. Utilities & Hookups
Do not tamper with park utilities.
Secure sewer connections to prevent leaks.
Use surge protectors for your electrical equipment.
Use pressure regulator. Shut off water when not in use.
11. Vehicles & Parking
One RV and two vehicles allowed per site, unless otherwise approved by Basecamp in writing.
No parking on grass or other RV sites. Visitor parking in designated areas only.
EV charging is allowed at additional cost and only after receiving written Basecamp approval.
No washing of RVs or other vehicles allowed in the park.
No repairs or maintenance on vehicles or RVs allowed in the park.
RVs and vehicles must be fully operable/functional.
Inoperable RVs and vehicles will be towed at the owner's expense.
12. Speed Limit
Speed limit is 5 MPH throughout the park. Watch for children and wildlife.
13. Other Rules
No sharing of Access Codes for shower, laundry, or other facilities.
Cameras monitor activity on property.
Guest must vacate the premises at 11:00 a.m. on the last day of their reservation.
Guest agrees that any minors who accompany, or are invited by, Guest to Basecamp’s premises and any other guests, invitees, or occupants of Guest will comply with these Rules, Policies, Terms and Conditions.
14. Long-Term Stays
This park is for recreational use only—residency is not permitted.
Guest represents they have permanent residency elsewhere and are staying at Basecamp only temporarily.
Guest acknowledges and agrees that this agreement does not create a landlord-tenant relationship under Colorado law. Guest is a transient occupant, similar to a hotel guest, and Basecamp retains the right to remove Guest without formal eviction proceedings in accordance with applicable law.
Upon termination of a stay or expiration of a reservation, Guest agrees that Basecamp may turn off all utilities and Guest must remove all property from the Site immediately. Should Guest refuse or fail to do so, Guest agrees Basecamp shall have the right to remove Guest’s property from the Site (to another, less-congested part of the RV Park or off the premises by a towing company) and request law enforcement assistance to remove Guest and their property as a trespasser.
15. Liability Waiver and Indemnification Agreement
EACH GUEST, FOR HIMSELF / HERSELF AND ON BEHALF OF ALL GUEST PARTIES, HEREBY KNOWINGLY AND INTENTIONALLY AND TO THE FULLEST EXTENT PERMITTED BY LAW:
ACCEPTS BASECAMP’S PREMISES “AS IS” AND ASSUMES ALL RISK OF USING BASECAMP’S PREMISES;
WAIVES, RELEASES, DISCHARGES AND COVENANTS NOT TO SUE ANY BASECAMP PARTY FOR ANY AND ALL CLAIMS ARISING OUT OF OR RELATED TO THE STAY OR USE OF BASECAMP’S PREMISES BY ANY GUEST PARTY, UNLESS THE UNDERLYING INJURY, ACCIDENT OR DAMAGE IS DUE TO THE GROSS NEGLIGENCE OR WILLFUL MISCONDUCT OF BASECAMP;
AGREES TO INDEMNIFY, DEFEND, AND HOLD HARMLESS THE BASECAMP PARTIES FROM AND AGAINST ANY AND ALL CLAIMS (INCLUDING ATTORNEY FEES AND COURT COSTS) ARISING OUT OF OR RELATED TO: (I) ANY ACT OR OMISSION OF ANY GUEST PARTY; (II) ANY BREACH OF THIS AGREEMENT OR RULES BY ANY GUEST PARTY; OR (III) USE OF BASECAMP’S PREMISES BY ANY GUEST PARTY, UNLESS THE UNDERLYING INJURY, ACCIDENT OR DAMAGE IS DUE TO THE GROSS NEGLIGENCE OR WILLFUL MISCONDUCT OF BASECAMP;
AGREES THAT NONE OF THE BASECAMP PARTIES SHALL UNDER ANY CIRCUMSTANCE HAVE ANY DUTY TO INDEMNIFY, DEFEND, OR OTHERWISE HOLD HARMLESS ANY GUEST PARTY; AND
AGREES TO KEEP CLOSE SUPERVISION OF ALL MINORS IN GUEST’S WATCH AND CARE AT ALL TIMES; CONSENTS AND AGREES TO THE MINOR’S CONSENT AND AGREEMENT TO THE RELEASE, WAIVER, INDEMNITY, COVENANT NOT TO SUE, ASSUMPTION OF RISK, AND OTHER OBLIGATIONS CONTAINED IN THIS LIABILITY WAIVER AND INDEMNIFICATION AGREEMENT IN THE SAME MANNER AND TO THE SAME EXTENT AS GUEST’S CONSENT AND AGREEMENT TO THE RELEASE, WAIVER, INDEMNITY, COVENANT NOT TO SUE, ASSUMPTION OF RISK AND OTHER OBLIGATIONS CONTAINED IN THIS LIABILITY WAIVER AND INDEMNIFICATION AGREEMENT; AND AGREES TO INDEMNITY THE BASECAMP PARTIES FOR ALL CLAIMS ARISING FROM OR RELATING TO THE INJURY AND/OR DEATH OF ANY MINOR.
As used above:
“Basecamp” means Pagosa Mill District RV Park, a Colorado limited liability company, doing business as Basecamp Pagosa.
“Basecamp Parties” means Basecamp and any successors, heirs, legal representatives, and assigns of Basecamp; any of Basecamp’s and its successors’ and assigns’ parent entities, subsidiary entities, entities which they control or which control them or which are under common control with them, managers, partners, officers, directors, employees, members, equity owners, attorneys, tenants, guests, lessees, assigns, agents, and representatives.
“Claims” means any and all claims, damages, liabilities, losses, costs, expenses and demands, including attorney fees and court costs, for personal injury, accidents, property damage or any other matter giving rise to same.
“Guest Parties” means (i) Guest and his / her heirs, legal representatives, and assigns; (ii) any Minor and such Minor’s heirs, legal representatives, and assigns; (iii) any of the foregoing’s invitees; and (iv) any other person or entity claiming by, through, or because of any of the foregoing.
“Minor” means any minor who accompanies Guest to Basecamp’s premises, is invited by Guest to Basecamp’s premises, or is otherwise in Guest’s care or under Guest’s supervision while on Basecamp’s premises.
16. Management Rights
Basecamp assumes no liability for loss or damage to guest property and/or injury to person, pet or party arising due to use of park facilities or caused by others on the premises.
Basecemp reserves the right to refuse service, remove guests, or amend rules.
Violation of rules may result in cancellation of your reservation and termination of your stay without refund.
Guests must vacate the premises upon notice if in violation of Rules, Policies, Terms and Conditions.
Guest is strictly liable for, and agrees to pay Basecamp for, any losses or costs suffered by Basecamp due to damage caused by guest to Basecamp’s property or facilities.
Notice: CRS 24-34-502(1) prohibits source of income discrimination and requires a non-exempt landlord to accept any lawful and verifiable source of money paid directly, indirectly, or on behalf of a person, including income derived from any lawful profession or occupation and income or rental payments derived from any government or private assistance, grant, or loan program. Basecamp does not discriminate in this or any other way.
